
Terms & Conditions
R&R Property Services – Property Maintenance

By instructing R&R Property Services to carry out work, requesting a quotation, or accepting a quotation, you agree to the following Terms & Conditions.

1. About Us
R&R Property Services is a UK-based sole trader property maintenance business.
We hold £2,000,000 Public Liability Insurance. Evidence is available upon request.

2. Quotations & Site Visits

All quotations are based on the information you provide.

Quotations are valid for 30 days unless stated otherwise.

Site visits or inspections required to prepare a quotation are charged at our £90 minimum call-out fee, unless agreed otherwise.

We reserve the right to revise quotations if unforeseen issues arise.
3. Call-Out Charges

Our minimum call-out charge is £90.
Additional labour, materials, waste removal or specialist equipment may be charged separately.

4. Pricing & Day Rates

All work is fixed-price unless agreed in writing beforehand.

A day rate only applies if pre-agreed.

Our first quoted price is our best and final price.

5. Deposits
We reserve the right to request deposits:
-
10% deposit for works £1,000 – £1,999
-
50% deposit for works £2,000 and above

Deposits secure booking dates and cover initial costs. Deposits are non-refundable once work has started or materials have been ordered.

6. Additional Work
Any work outside the original quotation will be discussed and agreed before being carried out where reasonably possible and charged separately.

7. Payments
Domestic / Private Clients
Payment is due in full on completion of works, unless otherwise agreed in writing.

Commercial Clients (including landlords, letting agents & businesses)
Payment terms are 30 days from the invoice date, unless otherwise agreed.
​
We reserve the right to request staged payments on larger projects.
​
8. Late Payments
For commercial clients, overdue invoices may be subject to statutory interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998, including interest at 8% above the Bank of England base rate and recovery costs.
For domestic/private clients, late payment may result in additional charges, debt recovery action, and suspension of future works.

9. Client Responsibilities
You must provide safe access, working utilities, and disclose hazards, asbestos, hidden services or structural defects.
We are not responsible for delays, damage or costs caused by undisclosed issues.

10. Cancellations

Less than 24 hours’ notice may still incur the £90 call-out charge

Missed appointments are chargeable

Deposits may be retained to cover losses and materials

11. Materials & Waste
Materials remain our property until paid for in full.
Waste removal is not included unless stated in your quotation.

12. Warranty / Guarantee
All work includes a 12-month workmanship guarantee.
This does not cover wear and tear, misuse, accidental damage, client-supplied materials, or underlying faults. Manufacturer warranties apply where relevant.

13. Liability
Work is carried out in line with the Consumer Rights Act 2015.
We are not responsible for hidden defects, third-party damage, or indirect losses. Liability is limited to the value of the work or insurance cover held.

14. Complaints
Any concerns must be raised in writing within 7 days of completion. We must be given the opportunity to inspect and rectify where appropriate.

15. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
